Policy Team in Action

On Monday morning, UDIA WA’s CEO and Policy Officer met with representatives from Keystart and the Infill Developments & Precincts Committee to discuss the upcoming changes at Keystart as they transition to a Government Trading Enterprise (GTE) and the opportunities this will create to work with the development industry to facilitate greater housing choice and increased supply.

Also on the agenda was the recently announced Build to Rent Kickstarter Fund which UDIA WA looks forward to continuing to provide feedback for as it is developed and rolled out in the coming months, as well as providing feedback on the flagged changes to the Shared Equity Scheme and finding ways to better incorporate the Scheme into future developments. 

On Monday afternoon, the Executive Director – Strategy and Policy and Policy Officer met with landowners from the East Wanneroo District Structure Plan area to discuss their collective views on the Development Contribution Plan (DCP) which is in place. UDIA WA will continue working with landowners in the area regarding advocacy, particularly with respect to the infrastructure requirements for this crucial growth area.

Our Executive Manger Communications & Engagement, Gemma Osiejak, visited Sienna Wood by Stockland in the City of Armadale to speak with residents about why they chose to make Sienna Wood home. Location, parks, nature walks, multi-generational living and a vibrant community all featured in their choice.

This series is part of broader information available on the Community section of the UDIA WA website, that is aimed at helping consumers and the wider community understand the role of the development industry in community creation, and unpacking the complex development process with our collection of fact sheets.

National Housing Pipeline Forums

This week UDIA WA held the first two of the three annual National Housing Pipeline® (NHP) Forums – focusing on the North and Central Metropolitan sub regions of Perth.

Presented by NBN, each forum has featured presentations and panel discussions that examined data, ideas and initiatives to unlock development ready land in the North and Central Metropolitan sub-regions.

UDIA WA’s Head of Research Toby Adams also provided an update on the NHP 2025 land supply and development constraints analysis with a forward outlook for NHP activities including the forthcoming launch of the NHP 2025 Developer’s Intentions Survey (from mid-July).

Across each forum, the headline finding is that there is approximately 1,100 hectares of ‘fundamentally constrained’ urban zoned or potential future urban zoned land across the North Metro Region that is unable to accommodate future housing development and there is around 760 hectares of undeveloped urban zoned or potential future urban zoned land available for forward residential development in the Central Metro Region.

We look forward to the third and final forum, focusing on Perth’s South Metropolitan sub region, to be held at the City of Cockburn on July 2.

Vinnies 2025 CEO Sleepout

Team UDIA WA will once again be taking to the streets of Perth tonight to participate in the 2025 Vinnies CEO Sleepout. Joined by Andrew Roberts (ABN), Jane Bennett (CLE Town Planning + Design), Brenton Downing (Celsius Land) and Richard Pappas (Celsius Property) the team are raising money to help end homelessness across Australia.

Forecast to reach a minimum of 6 degrees overnight tonight, the CEO sleep out takes place on one of the longest and coldest nights of the year to help leaders across Australia gain a glimpse of the daily reality of over 122,000 struggling Australians.

The money raised by the Vinnies CEO Sleepout goes towards providing crucial support and services to Australians in need. With your help, we can help break the cycle of homelessness for good.

Perth’s Greenfield Market update

We were delighted to host guests at an industry luncheon where Colin Keane (Research4) took attendees through the latest data on Perth’s Greenfield market, unpacking the broader national context and the underlying factors driving new land sales in the state.

Examining the trends emerging from the market, Colin highlighted Perth’s greenfield sector is continuing to show strength, however the forward pipeline is tight.

Colin was joined by Avril Thomson (Cossill & Webley), Nigel Satterley (Satterley Property Group), and Samantha Thompason (Taylor Burrell Barnett) for a robust panel discussion following the keynote.

Some of the key takeaways from the panel session included the opportunities for AI to assist with streamlining and speeding up approvals and decision making processes; significant cultural change to foster a more positive approach to development assessments; the need for more strategic planning and infrastructure delivery; and a move away from measuring land supply just by assessing zoned land, and overlaying developer intentions and other constraints for a more accurate picture of the supply pipeline.
