Pressure in Perth’s house-and-land package market has hit a fresh peak, with lot sales reaching a record high and total listings falling to a record low.

New data from the Urban Development Institute of Australia shows Perth has recorded the highest number of new lot sales ever in a single quarter, while the number of lots available on the market has fallen to a record low.

UDIA chief executive Tanya Steinbeck said the records were a sign of the times — and of the future.

“In the midst of ongoing housing supply shortages, these figures provide a stark reminder of just how strong demand for housing in Perth remains — and is likely to remain for the foreseeable future,” Ms Steinbeck said.

WA’s Urban Development Index recorded 3683 lot sales in the September quarter, up 51.5 per cent on the previous quarter and 58 per cent on the previous year. By contrast, there were just 393 lots on the market as at 30 September 2025, down 55 per cent on the previous quarter.
